Does 'Holly Road' or 'Christmas Street' sell quicker and for more?

With the festive season in full swing, Knight Frank’s researchers have pulled out some Christmas themed data on housing market performance in 2015. 

They examined all sales on streets and roads which feature Christmas-themed words (see table below).  They averaged all sales on all of those roads from throughout the UK to figure out the highest average sale price in 2015

- Roads with “Christmas” in the name had an average sale price of £288,043

- Mistletoe, £196,825

- Turkey, £195,062

- Holly, £194,465

- Ivy, £193,068

- Robin, £192,403

- Fir, £166,429

- Noel, £148,189

And Knight Frank found out that - from a detailed analysis of all festive names - there were more transactions in roads featuring “Holly” than in any of the others, although Ivy, Fir and Robin were in close pursuit.

“Holly does indeed wear the crown from our Christmas road names selection when it comes to the number of houses sold during 2015. This is largely a reflection of the popularity of Holly as a road name across England and Wales, with examples ranging from Holly Street to Holly Gardens. Having an address including Mistletoe is rarer, with only a couple of street names featuring this plant across the country, hence the smaller number of sales” says Knight Frank’s head of UK residential research, Grainne Gilmore.

“When it comes to the average value of homes bought during 2015 however, topping the Christmas charts is Christmas itself - with buyers paying an average of more than £288,000 for homes with this festive address.”
