JLL and CBRE are the joint sole agents for Spire London, which at 771 feet and 67 storeys is to be the capital’s tallest-ever residential tower.
Located in Hertsmere Road, adjacent to Canary Wharf and directly fronting onto the 30 acres of water in West India Quay, Spire London will include 861 apartments of which 765 will be for private sale - these will be studios, one, two and three bedroom flats, and three bed duplex penthouses. Prices will start at £595,000 but no upper figure is being released.
The tower has been designed to provide uninterrupted panoramic views over the whole of London – the PR material released claims the views to be “themost far-reaching ever provided by apartments in the capital.”
Three petals will form the spire, creating faceted glass façades and nautical-style ‘prow’ and ‘bow’ contours. The angled roof of the tower allows for outside terraces in some units.
It claims the “best lift provision of any new residential tower in London” with nine passenger lifts to the private apartment floors. The waiting time for a lift will be 30 to 35 seconds, with the passenger cars travelling at more than six metres per second.
The units for sale range from 538 square feet for a one-bedroom apartment to 1,615 square feet for a three-bedroom duplex.
Amenities for residents wll include a 35th floor spa with a 5,000 square feet swimming pool room, a 2,000 square feet gym and fitness studio. A clubroom with cocktail bar, cinema room and meeting spaces will be included, as will a third floor residents’ garden.
Above-ground demolition works at the site have started and piling for the tower will begin in January with the building scheduled to reach the halfway point in height during the summer of 2018. Build completion is scheduled for 2020.
JLL and CBRE are joint sole agents on the project, which is undertaken by Greenland Group, a Shanghai company set up 24 years ago and now building in the US, Australia, Canada, Germany, Russia, South Korea, Malaysia and Japan.
The public launch of the scheme will be on October 13.
