No toilet, no mains electricity, no floorplan - yet OIRO £300,000

As the spring market gets into full swing, here’s the traditional beach hut story - yet this time, it really does appear to be the country’s most expensive.

Dorset agency Denisons is marketing a hut at Hengistbury Head on Mudeford Spit for OIRO £300,000 - thought to be a record for the hut market. 

Unlike many it can be slept in overnight by up to six people (some other local authorities forbid overnight staying in huts) and this one has cracking views towards the Isle of Wight.  

It’s at the end of a row of 350 huts on the beach, affording the buyer a little extra room than other owners would enjoy. There’s even a small boat store beneath the hut, although the accommodation comes without any mains electricity and of course there is no loo. 

“These huts give people the opportunity to enjoy our beautiful coastline all through the year,” he says. Obviously, they are primarily used in spring and summer, but many of the hut owners I know love spending time there in the winter months too, using the hut as a cosy haven” Denisons’ negotiator Charles Dancer has told London’s Evening Standard.

Letting potential is considerable - up to £1,000 a week at peak summer times - although council tax is £500 per year and annual ground rent about £2,500.

If it goes for £300,000 it will be only a fraction below the average price for a fully-fledged home in Dorset - that’s £320,230 according to Zoopla.
