Homes sell for 96 per cent of asking price in England and Wales

Sellers across England and Wales achieve an average 95.94 per cent of their asking price according to research from estate agency comparison website GetAgent.

Top of the league table comes Sheffield postcode S7 where sellers’ agents typically achieve 104.09 per cent of the average asking price of £295,862.

Dartford properties in DA1 are second with 102.67 per cent of the average asking price of £300,448, while homes in anotherSheffield postcode - S11 - are third achieving 102.19 per cent of the typical asking price, which is £330,596.

It is a much more difficult market in London, however.

Kensington and Chelsea is currently the worst area in England and Wales for sellers, who achieve just 89.33 per cent of the asking price of £1,886,212.

Westminster’s SW1V secures only 89.81 per cent of the typical £1,324,206 asking price. Close behind are properties in the NW8, W11 and SW13.

Colby Short, chief executive of GetAgent, says: “On the face of it, [there are] rather tough conditions with less than one per cent of postcodes in England and Wales achieving asking price or above.”

But he adds: “The vast majority of those looking to sell are still securing upwards of 95 per cent of their price expectations and this is far from a kick in the teeth in any market.”

LA18 in Copeland is the only area outside of London to make the top 10 worst, as sellers achieve only 90.95 per cent of the average asking price of £126,596.
