See you in court! Agent sued over alleged mis-measure...

A buyer is apparently suing a London estate agent over a discrepancy in a property description.

The Mirror newspaper reports that the buyer - named only as Kevin - bought a one-bedroom flat in central London for £695,000 in June 2017.

He was given property details and the agent took him on a tour; Kevin made an offer, arranged a mortgage through a broker and purchased.

“As part of the mortgage application he handed over details of the property, including all the room dimensions” says The Mirror.

However, when Kevin attempted to sell two years later - in 2019 - he used a different agency which came up with a lower asking price of £675,000.

When querying why the value had apparently fallen, he was told one factor was that the overall size of the flat was 265 square feet less than he had been told by the original agent.

“Kevin commissioned a surveyor to carry out measurements for a second opinion. He came up with slightly different measurements but they were still 258 square feet less” adds the paper.

And it concludes: “Kevin is pursuing a claim against the first estate agents” citing the Consumer Protection from Unfair Trading Regulations 2008 and the Business Protection from Misleading Marketing Regulations 2008.

The Mirror does not fully name the buyer, gives no clue as to the precise whereabouts of the property in London, nor does it name any of the agencies.
