We don’t usually focus on agency property listings but this one gave us food for thought.
A £300,000 two-bed property went up for sale yesterday, shaped like a mushroom.
Based in Wood Green, North London, it is, unsurprisingly, called The Mushroom House and was formerly a lodging house for the gatekeeper and staff of the Chilts House Estate.
Estate agency the Unique Property Company, says it was built in the early 1800s and describes it as an “incredibly rare example of how independent builders of the era put their own spin on property in London.”
The pictures and floorplan are impressive but with ground rent of £12,500 per year, it is unsurprising that the description asks for cash buyers only.

Only cash buyers. Unique property impossible to value accurately. High ground rent. Best advice has to be auction to achieve full market value not private treaty sale!
