The private rental landscape has been undergoing a profound transformation, with technology playing a pivotal role in shaping the way tenancies are managed. Letting agents, in particular, are on the cusp of a new era as proptech innovations continue to redefine their roles and responsibilities.
As we look ahead to 2024, several exciting trends and predictions are set to revolutionise the way letting agents operate, providing them with new tools and opportunities to streamline processes, enhance customer experiences, and stay ahead in an ever-evolving market.
Here are our top 5 predictions for proptech in 2024:
1. Using AI and Predictive Analytics for Smarter Decision-Making
Artificial Intelligence (AI) and predictive analytics are anticipated to become integral to the operations of letting agents in 2024. Thanks to the information now scanned and collected by machine learning algorithms, apps and search engines, agents will be able to analyse vast amounts of data, including market trends, tenant preferences, and property performance. This data-driven approach will empower letting agents to make informed decisions, such as setting optimal rental prices, predicting property demand, and identifying investment opportunities.
2. Virtual Reality (VR) and Augmented Reality (AR) for Remote Property Visits
Virtual property tours and inspections were thrust on the PRS during the pandemic but a return to normality hasn’t slowed that down. Advancements in virtual and augmented reality technologies have continued and they’re proving popular with prospective renters, buyers and property managers alike. VR and AR will enable potential tenants to explore properties remotely to a whole new level, beyond 360 tours to a fully immersive and convenient experience. This not only weeds out time wasters and boosts conversions, it also saves time, reduces travel costs and lowers carbon footprint.
3. Voice to replace typing
Efficiency will continue as letting agents and landlords look for more ways to reduce admin time, freeing them up to focus on sales and relationships. The increase in voice searches (think Alexa) will carry over to tenancy processes, eradicating the need for time-consuming note typing and report completions. Using intelligent dictation software, property managers will be able to convert voice to text in a range of ways, from inventory reports to email communications.
4. Chatbots and Virtual Assistants for Enhanced Customer Service
In 2024, letting agents will increasingly adopt chatbots, virtual assistants and Google Maps/Diary integrations to enhance their service. These AI-powered tools can handle routine enquiries, schedule property viewings, and provide instant information on listings, freeing up letting agents to focus on more complex tasks. This automation not only improves efficiency but also ensures that tenants and landlords receive prompt and accurate responses.
5. Smart home apps and monitors
As proptech continues to advance, more rental homes and affordable housing will feature smart apps to monitor everything from energy use to mould detection. Property managers will be able to make improvements to properties to help tenants heat their homes efficiently and maintain a higher living standard. Monitors will prompt letting agents to schedule property inspections and carry out essential maintenance work to protect both occupants and assets for the benefit of all.
Letting agents who embrace innovation will not only stay competitive but enhance efficiency, transparency, safety and tenant satisfaction. By strategically integrating these proptech advancements, letting agents can position themselves as leaders in the dynamic and evolving world of UK property management.

I couldn't agree more- lettings in due for the biggest operational shake-up it's potentially ever had driven my tech and the powerful forces of AI & ML! As lettings are so process-driven, it lends itself to technology far easier than in the sales environment where the major problems are more complex, engrained and often come from multiple sources.
