Property Page, a new property search function that can be added to estate agency business pages on Facebook, could challenge the likes of Rightmove and Zoopla.

Visitors to an agent’s Facebook page will be able to use the app to search, like, and crucially, share all of the properties, theoretically allowing the public to virally promote an agent’s brand and listings.

The app encourages interaction with your Facebook page, and allows an agent’s clients to virally promote your brand through their use of social media.

But, says Property Page CEO Oliver Chapple, while this could have a profound effect on the way people search for property, not all agents will reap the rewards.

Property Page uses Facebook Graphs, which intelligently mines existing Facebook user data and returns results for specific phrases such as ‘music my friends like’ or ‘restaurants in London my friends have been to’ – or, in the case of property, ‘two-bedroom flats close to my best friends’, or ‘estate agents my friends recommend’.
 
Chapple said: “This is a big deal for property, as half of the UK population uses Facebook.

“To take advantage of this, you will need to have an established presence on Facebook and a clear social media strategy – both of which are easily achievable.

“As with Google, those who are ready on day one will gain a significant advantage over the pack. I fully expect the well-prepared agents to win business from their local competitors.

“We expect to see more people interact with property on Facebook and see more properties shared across pages, groups and users. This viral marketing will increase awareness of an agent’s brand and property within their area.”

When looking for property via Facebook Graphs, a user could expect to see results based on relevance and weighting which will immediately favour agents with detailed property inventories and well-established business pages. This innovation echoes the changing preferences in property search.

Chapple said: “Home searchers are more demanding than ever. They want to quickly find the best property for their very specific requirements; proximity to friends, office, restaurants, gyms, and they want to know what their friends think of it too at a click of a button. With all this information on Facebook, it’s an ideal fit for property search.

“This presents an exciting opportunity for those agents who want to be seen as the local market expert and are keen to interact with potential buyers or renters at the very beginning of their property search.”

    Thats the trouble with the internet , you cant trust it as tin pot companies can post free adevrts to fool you, anything any good in agency get copied very quickly for less money anyway.

    Paul- I don't think you have the app which is referred to in this article. I've noticed that a lot of software company's offer a 'so-called' app and call me about this but they don't provide sharing options, or valuation forms so vendors can request my services.

    I've read about this company and they have won technology awards for this, so I have emailed them about this because I try to differentiate from my competitors, and agree that if I act now with this, build my connections, and follow other orgs in my area, then I am the go-to agent on FB and people can solely use my services which I can't do on a portal because there are no reviews etc

    martyn gerrard ea and chesterton humberts are clients so you would think there was something in it.

    ok, so facebook graph search is apparently going to be amazing and property place is going to be amazing. and together they will change the face of property search.

    however....

    search 'property in finchley' on facebook - where MG definitely has an office - and you come up with nothing.

    how am I meant to live near my best friend now????

    oh that's right. there are established portals which show 99% of stock on the market.

    waste of time.

    Facebook are going to try and move in on on alot of markets. I think the Rightmoves and Zooplas of this world will be ok with the hold they have already but they will probably embrace the Facebook way of life to add to their exposure.
