The town of Blackpool has become the fourth part of the UK to switch from council Local Land Charges to digital searches handled by HM Land Registry.
Warwick, Liverpool and the City of London areas have already made the switch.
In the next few months a total of 26 local authority areas will switch to his faster, simpler digital system for search, although HM Land Registry admits the full roll-out of its Local Land Charges digital register across the entire UK could take up to seven years.
The Registry says that Phase 1 of the new service will be rolled out over 26 council areas by the end of next March 2019.
It says this phase will benefit 125,000 buyers and, eventually, all 326 local authorities currently holding local land charges information will have their data available digitally.
The Registry says this should dramatically cut the time it takes for conveyancers to retrieve the appropriate information during a property transaction.

Whilst obviously we welcome the introduction of technology into the conveyancing process, please let no-one be fooled into thinking that this reduces the time for searches. This is ONLY the Local Land Charges search (LLC1) but the remaining half of the search STILL has to be done at the local authority.
It's exactly the same as a road-widening scheme - we're simply moving the bottleneck further down the line ..
