Hybrid agency Emoov is now offering a tailored sales package aimed at attracting developers listing and selling new homes.
Rather than paying a commissioned-based fee for each property sold, as has traditionally happened with house builders and High Street agents, developers will now have the option to sell each unit for either £795 upfront or £1,495 on completion of sale.
Emoov says this will increase the profitability of developers’ businesses.
The agency says it can also guarantee a consistent level of service and quality, with everything taken care of in-house and no requirements for third party companies for marketing collateral.
The service for builders’ off plan and completed developments would involve Emoov’s Local Property Agents in the area as well as a dedicated in-house new homes team.
The process would run from listing through to offers negotiation and progression.
Developers would also have dedicated website, brochures, CGI media and billboards.
Emoov has hired Andy Court, former head of property management at the Aspire agency, to head its new homes and land proposition.
Court has also been a director at Stirling Ackroyd and director of the Pinnacle Property Centre.
“I can see the direction the market is moving and how dramatically it has already changed from a residential transaction point of view” Court adds.
Court says mid-range developments across the UK are usually appointed to local agents that don’t have the experience or sales approach to create an identity for these developments
Instead Emoov will offer “a personal, creative marketing campaign while delivering consistently high levels of service and great value for money.”
The agency’s founder and chief executive Russell Quirk says the new offer “will help us improve another area of the industry that is crying out for a new, better alternative to the traditional way of doing things.”
