The Single-Family Rental (SFR) sector is experiencing rapid growth in the UK, presenting a unique opportunity for local lettings and estate agents to leverage their expertise and knowledge of their local markets. Unlike the multi-family sector, which is typically dominated by tier-one developers and large institutional investors, SFR offers a more accessible entry point for agencies of all sizes. Understanding the SFR opportunity

SFR involves the rental of individual houses rather than apartment blocks, catering to a diverse range of tenants, including families seeking more space and privacy. The demand for SFR properties has surged, driven by changing lifestyles, the affordability crisis in homeownership, and the desire for suburban living exacerbated by the Covid-19 pandemic.  Whilst the initial surge to the suburbs and beyond has fallen away, it has not entirely been reversed.  Bear in mind that 60% of the PRS are houses, and that it’s a big focus for institutional capital looking to invest in one of the lowest risk sectors there is.

We must also look at scale: SFR works best as part of a multi-tenure environment within a low-density scheme.  This means that schemes can often be fewer than 100 homes and split between open market sale, private rent, and social rent.  Of the 100, about a third will, ideally, be for SFR.  This scale opens up a whole new range of opportunities for local land and new homes branches and SME house builders.  SFR is a sector which has no barriers to entry.  It’s down to the agents to decide if it’s for them!

Bear in mind, that this type of local granular value is difficult for the large consultancies to replicate.
