Agents need to prepare for buyers and sellers with specific needs

As an estate agent, you need to be ready to cater for the specific requirements of buyers and sellers, tailoring your services where necessary to win more instructions.
That’s because a growing number of customers are very clear about what they want when it comes to property.
New research by Zoopla has revealed that almost a third of buyers desire to know the specific street they want to purchase on (or even the house they want to purchase) before they even begin their search for a new abode.
According to the survey of 6,000 members of the public, some 31% know the street or specific house they want to move to.
In the capital the figure is even higher - with 48% of London buyers pinpointing their ideal home or street before starting their property search.
By contrast, the figure in Wales is much lower, with just 16% of buyers narrowing down their search so dramatically.
Meanwhile, a separate piece of research by portal – which surveyed 660 estate and letting agents - revealed that agencies are receiving increasingly specific demands for the location, type or even exact property wanted by prospective buyers.
The best property software to help you on your way
To ensure that you can give buyers and sellers your full focus – especially those with more specific demands – it helps massively if all parts of your business are functioning smoothly.
Having the right property software in place is vital if you want to achieve this. At Gnomen, our cloud-based, all-in-one system enables you to manage all aspects of your agency, from anywhere in the world, at a click of a button. You can keep on top of your staff, clients, office and accounts in a joined- up, seamless fashion.
Equally important, in a world which is increasingly tech-savvy and switched-on, is a slick, user-friendly and interactive website. We know that the vast majority of people start their property searches online nowadays, and if they have particularly specific needs you can help them to narrow down their ideal home by having an innovative, highly efficient property search function on your website.
This allows potential buyers to search by local train stations and postcode boundaries, as well as being able to draw a designated search area on Google Maps to find the homes that are on offer in that given area. Your website also needs to be well-integrated with the major portals to ensure that sellers receive the exposure they want for their home and buyers are able to find their dream property in the first place.
Equally important for sellers and buyers is in-depth property details to go with every listed property. There’s little point in taking stunning pictures of a home if there is no actual information about the property itself underneath. Using Gnomen, you can automatically display local area knowledge – such as schools and amenities, transport links and local area info – as part of the property details.
Keeping customers informed
If you have buyers and sellers with specific needs, good communication is paramount. Customer portals (live 24/7) can help you to make this a reality.
You may also want to consider employing a next generation approach to help your agency to stand out from the crowd.
You can help both buyers and sellers to achieve their goals by delivering the ultimate viewing experience, using innovative tech such as free virtual reality tours, free video tours and QR codes to make this possible.
