Government guidance on how agents can continue working during the lockdown has given a new importance to virtual viewings, says an industry supplier.
The latest guidelines from the Ministry of Housing, Communities and Local Government say virtual tours should be used as a first resort whenever possible, to avoid the risk of spreading Covid.
Now Holofy Spaces - which markets an app to help agents film vertical tours on smartphones - says the concept will remain crucial for some time to come, as lockdown extends throughout winter.
"The spotlight on the property market and physical viewings in particular has been ramping up in recent days as the rate of Covid-19 cases continues to rise" says Eduard Cristea, co-founder of Holofy Spaces.
"Although in-person viewings can still take place, there is a chance they could be restricted soon so agents must make sure they have the processes in place to seamlessly switch to a completely virtual service.
"By prioritising video tours and protecting staff, agency owners can keep morale and productivity high during what is set to be a challenging few weeks" he says.
Cristea anticipates there will be Coronavirus restrictions in place for the foreseeable future and the government will therefore continue to advise that virtual and video viewings take place.
Meanwhile, over the last year, consumers have come to expect high-quality video tours when searching for property; he insists there is no reason why virtual video tours and viewings won't remain a first port of call long after the pandemic.
"Property sellers and landlords will want to know that agents have the infrastructure in place to meet changing consumer expectations and continue to market properties effectively in spite of any government restrictions.
"The best video tours software can help agents to list more properties quickly on the move, while also expanding their reach due to fewer logistical constraints" he continues.
Cristea says his app allows agents to create video tours in 20 minutes; agents can also edit tours ‘in-app’ before publishing them, as well as seeing analytics of each video tour.

Sure, but given just how many estate agencies have been sleepwalking in to the SDLT car crash it is worrying just how many might read this article and still do nothing about changing their solutions with Cristea or anyone else's tech, but will point out that it is an advert. LOL not LOL
