Conveyancing firm seeks agents to trial ‘sell-ready’ packs

AVRillo is seeking agents to help test a new product that aims to provide upfront material information to buyers at the point of viewing and speed-up sales.

The conveyancing firm’s co-founder Angelo Piccirillo said the product could potentially slash the time it takes to legally process house sales and reduce the risk of fall-throughs.

‘Sell-ready’ provides a package of information to a potential buyer including Land Registry deeds, a report on title with a complexity ratings score, indemnity insurance and even a sales contract ready for signatures.

Piccirillo said: “This pack has taken our research team two years to develop.

“Estate agency and conveyancing bodies want to achieve the change needed in the far from perfect buying, selling and conveyancing industry. 

“Now we want some agents to test it in the marketplace to make a massive difference - not only to their profit - but their clients, too.

“This is an agent-focused product which will enable them to win new stock on their valuations and get more serious buyers with faster and better offers.”

The pack includes the new National Trading Standards obligations on material information, free HM Land Registry office deeds, a legal mini-report on title, a complexity rating score on the deeds and a defective title indemnity insurance to cover breach of many defects that have been highlighted early, so defects can be fixed by the time any offer is accepted.

It covers breaches of planning or building regulations for alterations which lawyers traditionally spend months arguing over.

Piccirillo  added: “We’ve even included a report on the local area focusing on things like schools, hospitals and transport links.”

The product is now ready to go into the pilot stage and AVRillo is offering it free to 30 agents accepted on to this final phase.

    The scars I (and others) carry from the HIPs debacle will always be there, but we all know HIPs were flawed. However, I still believe strongly in early conveyancer engagement and the provision of Upfront Information (UFI). But I want to move on with my life and bang a different drum or two. 2023 really is time we put the Up Front Info concept to bed once and for all (adopt or ditch), and the only way to do that is by trialing different versions of it. Well done AVRillo.

    Rob I know you and many others know just how crucial this is. I know you will be pushing this at National Conveyancing Week. Out if interest can estate agents come along too. We need to have a collaborative to ensure changes work in practice.
