Agents encouraged to ‘buy ready and sell ready’

Estate agents are being urged to ensure clients have instructed a solicitor from “day dot.”

Speaking in an exclusive video interview with Estate Agent Today, Simply Conveyancing’s head of agent training Zenara Henry-Darke said the legal side of a property transaction should be sorted sooner.

She says: “Every applicant should be instructed with a solicitor from day dot

“A lot of the time when I’m training agents they will be pushing conveyancing at the sales agreed or offer stage.

“We want to see it embedded in people to do this from the moment they step in the doors.”

It comes as agents and conveyancers met at the ESTAS Forum last week to discuss better ways of working together.

Zenara Henry-Darke suggests communication is key and adds that both agents and conveyancers should give an indication of how long it will take for them to respond to a query.

She adds: “We should all work together.

“No-one comes to work to do a bad job.

“One thing to make the process better is this need to start the legal side from day dot.

“You should buy ready and sell ready.

“We can overcome most hurdles before sale agreed so we are automatically starting that process and are getting to that end goal quicker."

Dan Marsden, head of sales at Simply Conveyancing also features on the video and explains that agents and conveyancers need to have a strong relationship that isn’t just commercial.

He says: “The strength of the relationship is important.

“The stamp duty holiday wasn’t really a holiday for most people and during those days of craziness, those with robust relationships came through with far fewer bruises.”

    Try and get a seller or buyer to provide their conveyancing solicitors details on the day you agree the deal! (let alone in advance) "I'm getting quotes", "My mortgage broker/lender is recommending", "My mate down the pub used someone last year he thinks are good" The list is endless and these days too many people stand to earn cash from recommending. Next thing you know someone is bleating that you are offering a property for sale when it's not available. Can we have a new term for this? ' Sold stc and when either party finds time to get a conveyancer'. Personally I know the conveyancing solicitor I'd use. If they cost me a few hundred pounds more than someone else then so what? I'm selling the most valuable asset I own - do I want to skimp on it?

    Judging from the reviews on Facebook it does not matter when you instruct Simply Conveyancing as they seem to take 9-12 months to actually complete on a purchase. Shambolic company who really should not be involved in peoples primary investment. They manipulate trustpiolet , you only have to look at Google reviews to get an idea about these cowboys,.
